Design-build: one team from plan to finish

With design-build, the people who plan your remodel are the people who build it. We start by walking your home with you, talking through how you live in it and what is not working, and turning that into a scope and layout. Because the same team prices and builds the plan, the estimate reflects what will actually be built, and decisions get made quickly when something comes up once the walls are open.

What a whole home remodel costs in the Salinas area

A whole home remodel is priced by scope, not by room. We do not quote a single number before seeing your home, because the same square footage can be a light refresh or a full renovation.

  • Finish update. Flooring, paint, lighting and fixtures throughout, keeping the layout.
  • Multi-room remodel. Kitchen and bathrooms plus finishes in the rest of the house.
  • Full renovation. Layout changes, wall removal, new systems and finishes throughout.

What drives the cost up

Structural changes, moving kitchens or bathrooms, upgrading older electrical or plumbing, and premium finishes.

What keeps the cost down

Keeping the existing layout, phasing the work room by room, and choosing standard materials.

What your estimate includes

A written, itemized estimate with scope of work, materials, pricing and timeline. No hidden fees, no surprises.

Ask us about payment options when you request your estimate.

How long a whole home remodel takes

Timing depends on the scope, on plan review when walls or structure change, and on material lead times. Many projects are phased so part of the home stays usable; we plan the order of work with you so you know which rooms are out of service and when, and we keep you updated every day.

Permits and plan review

Removing, adding or altering walls, moving plumbing fixtures and adding circuits require a building permit, and structural changes require plans. In the City of Salinas, building permits are issued only to a licensed California contractor or the homeowner, so as a licensed contractor (CA #1090260) we can handle the application and inspections. Homes in unincorporated areas are permitted by Monterey County. For homes built on or before January 1, 2017, a permitted remodel can also require existing plumbing fixtures that exceed current water-flow limits to be upgraded.

Whole home remodeling FAQs

What is design-build?

Design-build means one team plans the project and builds it. You work with JKC from the first layout ideas through construction, so the plan, the estimate and the build stay in step instead of being split between separate designers and builders.

Can we live in the house during a whole home remodel?

Often, yes. We phase the work so part of the home stays usable, and we tell you up front which rooms will be out of service and when. Some projects, such as a full kitchen and bathroom remodel at the same time, are easier if you plan to stay elsewhere for part of the job.

Does removing a wall need a permit?

Structural changes such as removing or adding walls need a building permit and plans. In the City of Salinas, building permits are issued only to a licensed California contractor or the homeowner, so as a licensed contractor (CA #1090260) we can handle the application and inspections. Homes in unincorporated areas are permitted by Monterey County.

Do you offer financing?

Ask us about payment options when you request your estimate. We will walk you through what is available for your project.

What is included in your estimate?

A written, itemized estimate with the scope of work for every room, materials, pricing and timeline.

Do you work outside Salinas?

Yes. We serve Salinas, Monterey, Seaside, Marina, Carmel Valley, Pacific Grove, Castroville, Prunedale, Watsonville, Gonzales, Greenfield, King City, Santa Cruz County, San Benito County and Santa Clara County.
